Hi all have a few of questions regarding paint, stucco, and ivy.
A previous owner let ivy grow onto the painted stucco walls of my Northern California house. The house was built around 1994. I have since removed the ivy and the ivy’s foot, sucker, attachments, or whatever they are called remains. I let them dry before trying to remove them. I have used a pressure washer and scrub brush to no or little avail. What is the best way to remove them. Should I just paint over the ivy’s attachments? Will it decompose if I paint over it and compromise the paint?
On another side of the house, the elastomeric paint has peeled off in a couple of areas. Last winter towards the end I noticed more bubbling under the paint. Since it has warmed up the paint seems to be adhering again. I can find no leaks above the affected area. Does elastomeric paint peel off when it is towards the end of its life? Is 10 years the expected lifespan of elastomeric paint? When I repaint the house should I use elastomeric paint or would latex be easier and more cost effective? For the spots that are bare where the elastomeric paint peeled off, should I paint over them with a latex or should I first use an elastomeric to seal the spot then use a latex?
Your advise is appreciated,
