Would like to hear some opinions on the painters all of you use to finish off theses wonders that you build.Are you chasing after good painters or do you use who you can find.Are you willing to pay for exceptional work (completed on time)Do you use in house painters or sub it out.Lastly but somewhat as important what do you all pay in your ares for sq. ft. cost on whole houses (in and out Totals)

We don't do any paint. I introduce the homeowner to a couple subs and let them go at it.
I can't bid right, the homeowner/architect always scrimps on the quality of the paint, and I hate call backs. So I blow it off.
On the paint jobs we do, I just invite a couple of the subs over, they make a bid, and we rock and roll from there. I typically add on 15%. Material is always extra. I really try with the homeowner to get him to buy quality paint and a quality prep job. But my paint bids, because they are so high rarely get accepted.
Paint is something (like drywall and concrete work) that homeowner feel is so fungible that the cheapest is the best. I completely disagree, and feel that if I can control the prep work and buy high quality paint, my jobs last 10 years. The El Cheapo version by other contractors are 1/2 the price and last 1/2 as long. Oh well, its not a market I want to be in.

David, I try and paint all of the homes that I build. Sometimes the sheetrocker will prime it for me. I also have a friend who does all of my oil painting, bathrooms,kitchens, trim etc.Yes i still use oil based paints.I have seen many diy on some of the homes and needless to say it was an awful mess, but I have only had to bail out one homeowner diy in 10 years,they came back to me after the primer coat. sweet revenge.Pat
