ponys 6yr loft project

ok I managed to get the pic of the dog to (behind the gate) at the condos to load.. I’ll add more as I take the time to… I added some early shots of loading the drywall into the building some that show how close we are to the river (mississippi) the Bridge that crosses to Arkansas… and what it looks like at sundown from the roof top deck… That’s Payne my 6yo next to the river …taken at the park along the river that is behind the project… most of these pics were taken yesterday (dec26th) in about 5 minutes… there are 20 units in the project… no two are alike… almost 3/4 acre in outdoor common area gated with covered parking… all units either have a private patio (ground floor) which range from 120sf to 250sf or a Balcony or balconies (up to 4) all units have washer dryer, dishwasher, concrete counter tops, tile back splashes,vintage lighting, exposed big heart pine beams… ie “big beam construction”

    That trip to Memphis and hanging at the loft is something I'll akways remember.

        Wow. Great looking project.

        What is that in photo 33? Some type of tension rod maybe?

        I really like the photos of the neighborhood.

          Thanks... I have had fun with it... yes thats exactly what it is a tension rod & block you can also see it in pic #23 if you'll notice I built the lofts out of Glue-Lams 3.5" x 12" 20ft long resting & bolted to on 3" angle that is thru bolted to the exterior walls with building stars on the outside... then on the other end 15 ft out they are resting on 6x8 steel tube that use to be Exxon sign posts... then they have an aprox 5ft cantilever past the 6x8... which in theory (mine) would help to counteract any bounce in the floor... which it did in every unit but this one for some reason... it still passed the L320 load test but it had a weird bounce to it... so I fabricated the tension rods and block... they are adjustable but i jacked up the center of the loft... installed and tightened the rods and let the jack down... helped a ton... now all this was done before i installed the rails... which also act as a truss ... so it's pretty tight now...

          stuff like this is what keeps a project like this fun... before installing I heated all the rods hand hammered em some for effect and wiped them with BLO while hot to give them a "blued effect"

    Nice pictures, must be a real nice place. I am proud that I guessed a tension rod before I scrolled down the thread. ;^)

      thanks... I just added a few more pics... you can see my "art deco" newel posts that flank the walk to the front door... if you look hard you can see some of my "yard art" one is one of the old ammonia compressors that cooled part of the building... the other is the old sprinkler valve... I planted both of them out front in the garden... the compressor is mounted on a huge piece of salvaged limestone... the sprinkler valve i just added about 5 ft of pipe onto the bottom and "planted it"

          other than my small craigslist ad... I haven't tried real hard... I've shown them to maybe 10 people... of that 5 were just curious and not looking to buy anything... but I still believe i have 3 pretty much sold... 2 have gotten bank approval (my bank) and one can just write a check... he might be iffy... but think the 2 are pretty firm deals...

          just have to see how it plays out... about to order banners and signs... it's warm inside but as you know it's beyond cold... didn't get my gate openers installed this week because of the cold...

Will have to call you and when I next am jonesing for Rendezvous bbq and see if you and your pretty DW can come by and say howdy between chowing down?!?! Anyway - the finishing details you used look good. Will try and swing by sometime IRL this year.

            2009 has been an outstanding year for me and I have pretty good bit of work still lined up.

            It looks like we have got a good prospect on my Mom's house and that should help a lot with the kid's college funds.

            Have you heard anything about the cabin?

            I think if a contractor set up a storefront for Kitchen and baths/ paint and restore on the island and named it such it would make good if not great money.
