Our pest inspection for a property that we are trying to purchase came back with couple items that I’m not sure if they are major (deal breakers) or everyday activities for the pros.
Could a qualified resource on this site help me understand this. Thanks

Within the Substructure area – Beetle damage noted at approximately 8-10 posts in the subarea. Recommendation: Working from below remove damaged pier posts and replace with new pressure treated posts and gussets.
2) Substructure area – Beetle damage noted on 4×6 support beam in various areas. Recommendation: Working from below cut out the damaged section of beams. Set new pressure treated material.

If the inspection was done by a structural pest control operator, they should be able to give you a quote. This is no deal breaker but the seller should pay for the fix.
A lot depends on what kind of structure this is, and what the fit and finish is like and how picky you would be related after the fix.
you can seek some estimates to have this replaced, and figure this into your purchase price offer. ( I would seek full reduction of the price to cover more than the repair cost)
Keep in mind that it is possible that when they open up to remove the damaged wood more infestation may make itself known.
