Hello to all. i am new here but have been lurking for some time and have recieved a wealth of knowledge from all. Background- am typical one man do it all contractor doing smaller repairs, remodeling and starting to take on larger jobs-whole house remodeling, additions and such. heres my question. When working with new client on a remodel or addition etc. to the point of a signed contract wich include allowances for fixtures, appliances, etc. Do you personely go with them to the showroom to pick out fixtures or let your subtrade handle this?do you do this before taking bids from subtrades or after?
It would seem to me if i was a plumbing contractor and was doing a bid on a new bath i would want to go out look at the job and be handed a list of specified materials, finishes and so on? Is this the proper way to do it?
If so do you do you let the plumber put his full mark-up on fixtures? in return for his warranty?

My subs include in their price a list of fixtures bid if the plan doesn't call out what the owner wants. They get markup on everything they bid. I usually let the owners pick out any allowance items by themselves. It keeps them busy and (out of my hair) oops, I mean frees up my time to do what they hired me to do. I tell them they can work with any supplier for cabinets, flooring, etc. that they want so they are comfortable with and are " bought into" this supplier. I can generally work with any of them.

Thanks for the reply rick, so if im your client you tell me to go down to suchnsuch plumbing wholesaler and pick out the fixtures i want and bring u the #'s? you inturn give these to your plumber and at that point he takes care of the rest?
