I”ve noticed that a lot of the “new guy’s” in town are not operating as general contractors but as “construction managers”.Is there some kind of insurance difference.Whats the up side if there is one.Thanks.

One big difference is that a GC assumes all the liability for the job, then subs out. A construction manager often handles it differently - he sets it up for the owner to sub out directly. basically less liability for the cm as opposed to the gc. (Individuals can and do change these arrangements to fit their needs.)

From what I understand construction managers sell more of their skill in coordinating the project rather than taking on liability. Since they can do a large project without much liability they can still make decent money and the customer gets a deal.
