My wife has finally talked me into relocating down to her home state. It took ten years but I went for a visit and liked the area.
I was wondering what are the requirements for a G.C. lic. or what the pay rate is for a lead carpenter/ project manager?

That was a joke wasn't it?? Really, all it takes is a bond, insurance and the fee for a G.C.'s license. No test or proof of skills in Wash State. I live on the Coast of Wash and the there are some real weiners as GC's. Pay scale sucks for foremem out here too. Top pay is in the $14-18 per hour, if your lucky. This is what some of the locals have told me. Might not be the same wages in Spokane, as in Seattle.
When I came up here here, I left my license in Calif. No desire to get one here, even for trim work
So it's the same as here in AK.
No state income tax either, just more taxes on everything else.

I moved up from there about 9 years ago. it gets pretty the further north you go, but then the pay goes down too...
I did notice that the farther north I went towards Colville the older and dirtier the vehicles were. It started reminding me of home here in Sterling.
Land prices were low compared to here $1500 to $4000 an acre as opposed to $3000 to $10,000 here.

Here in Illinois, all you need for a GC license is a pickup truck. The GCs that are REALLY serious get dually pickups.

The other bad thing about owning property in the state of Wash is that you property is re-assessed every four years to the current property value. I've been warned that out property value will go at least $200,000 by the next cycle, which is 2 1/2 years away. That will make it another approx. $2000 more per year. Or taxes are already going to be between $2,000- $2500 when the assessor gets done appraising our new construction
Thats the same thing that my father in law said. Thats the main reason he's moving out of King Co. and bought a place in Deer Park.

Grew up in Spocompton, Spokavegas, what have you. You'll be doin' it for the love, not the money, but compared to what's out there in Spokane, you'll make a good living. I think you need better tax advise about our state before you go too far. We have sales tax to collect on construction services (varies by locale), and a 1.5 percent B&O tax on gross reciepts over 28k. Insurance isn't bad, though, and if you've got employees (or will have) L&I isn't crippling. If I went back, I'd do Kitchen & Bath and stay busy when its cold out. Hope you like it.
