Clean it. There are at least a dozen different tile cleaners to choose from at your local Big Box.
Re "deterioration", what specifically do you mean?
A good cleaning will get rid of the mold. If the grout lines are really dirty pick up a grout saw at the home center, clean them as deep as you can then install new grout. If the corners have cracks showing clean them out and seal with a non-silicone tub and tile caulk.
