Problem: Have a 200+ year old building with a brick exterior wall. The surface was irregular and about 70 years ago, it was decided to stucco over / on top of the brick. No lathe, felt, expansion joints were used and it appears that the concrete stucco mix attached to the irregular surface with the possible use of nails or other similar hardware. During the past 70 years, the weight of the stucco and possibly some very minor soil movement resulted in cracks to the corners of penetrations (windows and doors). These were patched over the years and the building now looks like a checkerboard.
Without removing the stucco on the building, we are looking for a material that could be trowelled, sprayed or painted over the concrete surface and such material would not crack itself.
However, it appears that such a material may not exist and we may have to resort to applying felt on top of the stucco and lathe with a thin coat of stucco….
Any other help available ???

EIFS elastomeric should work. Caulk your doors and windows first. Here is one brand.
