I have a customer wanting shade on an approximately 12′ x 16′ patio. Does anyone have experience with ShadeTree canopies?

The code requires installing an approved material to slow the spread of fire between floors and adjacent vertical and horizontal cavities — here are the allowed materials and required locations.

You could also go down to your local RV dealer and look at the awnings that are attached to motor homes and travel trailers. I think they are the same thing because you can get manual or motorized as an after market product. You'd have to compare the costs.
The main problem with the Sunsetter is that it cannot cover the sixteen feet.

We build louver cedar all weather shades here , but I guess you thought of that already.

I can't say that I have thought of louver cedar all weather shades. In fact, I'm not sure what you mean by that.
I am planning on giving her a price on a pergola, but I'm not sure she'll consider that sufficient.

The condo association will have a lot to say about what kind of awning/pergola/ roof you use. They seem to favor the roll-ups. The sunbrella fabrics are long lasting but let alot of heat thru. The uplift on a retractable awning is tremendous in a windstorm.I have a canvas-on-pipe awning/roof on my deck that we take down in the winter. It is just like having another room. Very heavy duty,wide assortment of patterns,"old timey" feel. These are sold & installed by specialists who may not be available in your area,Baseboard been VERRRY good to me
I have seen designs, but don't remember where, that have a pergola like frame. But the top is mostly open.
Then run a some SS cables (1/16 or so) across the top.
Get some Sunbrella fabric and put eyelets in the side every foot or so on each edge. Weave the cable through it. Awing shops might have a better system then the eyelets.
You can even put a pulley at each end and rope to pull it open or closed from the ground.
BTW, you can get the Sunbrella material in different weave densities to block different percentage of light.
