Hi my house was built 12 years ago and l live one mile from the coast, l noticed some rust on my supporting i- Beams underneath my house. l think they were galvanized but cannot say for sure, from the photos how serious do you think the rust problems is, l am hoping its just surface rust that can be removed and not more serious deep rust where the beams have to be removed. Do you think because the beams and the house are only 12 years old the rust could not have gotten too deep or too serious in only 12 years. My

I wouldn't worry about as little as I'm seeing in those images. Still it does look pretty damp with the exposed earth and un-protected plumbing pipes. I'd be more concerned about the humidity feeding mold in the wood and potential for frozen pipes than about the rust on the I-beams.
