Just a little mumbling here… 425 SF for $11000 +/-. I’m going to take a stab at the concrete, posts, decking, framing, railing, and hardware at $10/SF, so you’ve got $4250 in that, leaves you $6800 for labor. You the journeyman and one helper, total billing rate of $85 per hour, I’ll pencil in 56 hours to get you in and out of there, that’s $4760, now we’re at $9010, divide $9010 by .8 and you get $11262. Pretty close to your bid.
Now, I can’t see it from here–is it a hairy steep slope with buried boulders, or a flat lot with topsoil? Hand carry the lumber 500 feet up a set of landscape stairs or drive the truck up to the deck? And, I’m guessing at the materials–what did you come up with?
Anyway, that’s how I’d pencil it out.

Pete, I did my first Trex deck last year for $25 a sq/ft and I,m glad I did because there was a little bit of a learning curve on the hand rail (design/build).

Thanks. FWIW, the material was timbertech. Lucky me that they offered solid stock that I could use for the edging. The field is T&G. The double post on the turns of the octagon solves a number of issues, and I agree it looks sharp. Mostly, it makes the math easier for the posts, but it also keeps you from trying to put a post into a 45 degree turn and notch both the inside and outside faces for the turn.

I do alot of decks and the trend has been towards trex in a big way the last couple of years. For trex decks I charge $25/sf and for a plain old pt deck i get $20/sf. so far this has worked out great for me as i feel its the correct range for both customer and myself...
Word of caution with Trex.
I recently built a deck but don't have cost info with me but..........I really like Trex...went out on a limb and "sold" it to this customer....but for this deck I ordered a bunch of 12' and a bunch of 16' , trying to get the best yield. One of the brown colors- the 12 footers were a different color than the 16 footers. Same color stamped on the edge. I called Trex-some lady said they would fade to a match-9 months of Florida sun and they are still different!
Didn't know I had to worry about "dye lot" or whatever. I do now!
I was able to make a pattern with the different lengths that looks good, (couldn't wait to re-order) but I'm still upset.
