I need to replace the semi-flat roof on my garage and need some affordable, diy options. It has had several layers of cheap roll roofing on it that haven’t held up. I am going to tear off the entire roof, nail up new rafters and put down plywood. What are my best roofing options? My biggest obstacle is that I share the garage with a neighbor who doesn’t want to spend much money on it. A professionally installed rubber membrane roof isn’t an option. Thanks for any help.

Chris, Best thing to do is increase the pitch ; or better yet change the roof to an "A" and maybe gain some storage space.The extra storage might offset the extra cost and insure against possible leaks in the future.Good Luck! Bill D. Quality Wood Chips
*Chris, you absolutely don't need to hire the rubber roof membrane installed. The first one i ever did, over ten years ago on a balcony, still performs flawlessly. It's actually easier than shingles or metal panels to install using fewer tools, and it's the hands-down perfect solution for a flat roof. Since a garage shouldn't have many penetrations, it should be a snap if you get the neighbor to help you wrestle the roll up to the roof and muscle it around. I pay about 50 cents a square foot for 45 mill membrane where i live, so it's not that expensive either. There is plenty of info on doing this yourself in these archives (use the search button) and "Journal of Light Construction" magazine has many entries on this, too.
*You can also get 3' rolls of self-adhesive, walkable membranes that are as easy to install as ice and water dam protection. Simply follow the instructions, glue down the edges, and Voila! Instant flat roof. These products are use a lot in my area with very good results. Try http://www.polyglass.com/families.htm.
