Is the investment aspect due to a yuppie type clientle that likes to be pampered or deal with an exclusive neighborhood? Never been to Malden, except driving past on 93.
This shop is one of the most affordable commercial spaces in the greater Boston area. For a $250 stake you have a legit space that is zoned for woodworking and therefor you can legally headquarter your licensed business. The rent is steep for a hobbyist but you have a whole shop full of tools that you don't have to buy out of pocket. Moving to this shop 2 years ago from my 1 car garage was the best thing I have done for my business. Malden itself is not gentrified as you imply. It is quite blue collar and industrial. I can't even get my designers to come out to the shop. That said, the proximity to industrial suppliers and vendors is a real plus. I buy my finishes from an well known international manufacturer down the street.
I was reluctant to move my business out of a low rent solo shop to a shared relatively high rent shop, but I wish I had made the move sooner and can't go back. I think of it as the most important tool I have.
