Can anyone please advise what one should look for as indicators when it is time to replace the existing shingles on a roof? Normal life span, condition tips, etc would be most helpful. I suspect that the present shingles are 25 plus years old.
Thank You!

I suspect you ought to start saving up for a new roof.
Are these 3 tab shingles? If so, are the tabs curling up. Is a lot of the surface aggregate gone? Missing tabs? Leaks?
If they look bad, they probably are. Dimensionals won't typically curl or cup as bad as 3 tabs.

Ditto what seeyou said. Here's a closeup of some shingles ready for replacement. The worn edges, cracks, missing granules indicat that this roof has seen it's time. Maybe you can use it for comparison to guage just how immediate your situation is. If they look like this, it's definately time.
