hey guys.
I’m in a new house, <12 mos old. Builder gave 1 year warranty, have had him in for a couple of call backs no problem.
Today’s question: some of the exterior paint needs a recoat after the winter….I suspected so much when the job was new, that another coat should have been put on the front step rails and window casings, but didn’t follow up. I am tempted to just do it myself, pay for the paint and just do it, but the little voice sez to call the contractor, and get it done by his paint guy under the warranty.
In my business (reno/remodel), I wouldn’t hesitate to do this for a customer (I’d just make my paint sub eat it;), so I dunno why I hesitate to call this contractor up to ask for more paint. What do y’all think I should do? Is this something the GC should take care of, or should I just do it myself and be done with it?
Tanks,

You're nuts if you do this yourself. Lots of reasons. Call the GC and have him fix it.

More than likely the builder will just have some guy slap on a little paint to make the problem go away-temporarily. In Southern California, this seems to be the way most track builders deal with their warranties. tried to have a builder reframe the door openings in our home. They were about an 1 1/2" out of plumb and they either opened or closed by themselves. He would only get them to about 1/2" out of plumb and then bent the hinge pins to put tension on the hinges. Had creaking floors from the sub floor being nailed don with regular construction nails and he said that they would only come back once to fix the squeaks. Less than 3 months later, some of the same surrounding areas started to squeak. Fought to get them fixed and within 6 months he filled bankruptcy.
Builder's not your responsibility.
tough call
- he gave you a warranty, which he should honor.
- you care more about your house than any one else will so you'll do the most careful job.
I would balance those two points, using the experience with that builder so far (and your own capability/time to take care of it yourself) to guide me and then decide.
