I had a couple of pictures left on a roll of film, and took a couple of shots inside my “spec house from hell”. Since so many of you have asked about it, commented on it, and offered suggestions on everything from basement moisture to closet lighting I thought you might like to see a pic or 2.
This first one is the kitchen. The funny looking thing on the left (on top) is a plate rack. Back in the corner, there’s an open hutch for a microwave and small TV.
I think the countertop is ugly, but DW and one of her friends picked it out, so I’m keeping my mouth shut……….(-:

Nice looking place Ron. Good luck selling it. Is it comparable in finishes to other houses in your area? Seems high end compared to most spec houses around here, except the model homes in new subdivisions.

I wouldn't say it's comparable to other houses around it - I think it's better. Most every one nearby has the cheapest of everything - vinyl windows, hollow core doors, painted trim, etc. I was trying to do something a little nicer but got carries away to some degree.

You are correct about the picture space this is the first of many enhancements coming your way from us and Prospero. We have now removed the individual space and created a forum wide space. The number you saw was a mistake we have allotted 106 megs per forum not 106,000. When that space gets used up we will add more. I am going to be posting a general announcement about this on Monday with some tips for creating hi quality low res photos. I will link to the discussion when I get it online.

A counter top with no crap on it!! That's the problem, it'll mostly self cure after someone moves in and covers it with all the junk that accumulates. Looks nice, how long have you had it on the market? Joe H

my realeatate agent once told me if a house doesn't sell in 45 days it's over priced.

Don't know if it's too expensive - I'm no expert, and the realtor is pretty shy about giving opinions. I'm asking just a touch over the appraised price, assuming that no one buys one without dickering a bit.
Several things happened since it first went on the market -A plant closing and the terrorist attacks. (Not one person looked at it from 9/11 through Christmas)
Jeff, you may be right on the 45 day thing. But with all the problems I've had, I'll be lucky to break even on the thing. The only one who'll come out in good shape will be the realtor.
My house is 640 feet above sea level, so it will be cheap for me to adapt to global warming.......(-:

Sorry bro. A year is too long unless its rented. Different story in different hoods though. If you look at my website at the bottom of my post you can see MY spec house. I built it over almost a four year year period after over 90% dismantelling the older ugly 1950's cape. I started out with three guys and me....then after a few months I fired one of the Bozo's and had two half assed guys for another year. The last 3 ish years its just been me doing all the last of the grunt work....such as sanding all 3000 or more oak flooring planks I laid down.then stain then poly 3 coats...500 sq ft of marble floor......install all the cherry kitchen cabinets...etc etc..All the finished work as well as painting "alone"...I was all I could afford at that point and it had to get finished. Long story but my point is....I HAVE TO GET MY PRICE after all that so maybe you feel the same. Thing is I actually live in the house till its sold. That also was the only way I could do something this big and elaborate. Anyway....Its been about four or less months and I've had dozens of offers...Even close to my bottom line but I'm hangin tough. Theres NO comps around here which is a big problem since my house will be by far the most expensive "sold" house on the block and that worries potential buyers. thing is......there has to be about 6-8 houses on my block alone where they paid over $500000 for the yatty house, knocked it down and now are spending well over 4-700000 on the new one so....... I'm asking 1.2 Paid 400000 invested about 250000 and that was without MY labor or any profit. This town is about 45 minutes from MAnhatten and Im a five minute walk to Cold Spring Harbor beach on the Long Island Sound Former home sites of John and Yoko, Billy Joel..etc etc Anyway agents walk through here like crazy......ruins my weekends...oh well

I haven't had one single offer to date. But the house next door of comparable size (Built by a jerk) sold after being on the market for 4 days. And for $10,000 more than I'm asking.
I swear the thing is cursed. DW and I have basically decided that if we don't have a serious offer by the time the realty contract is up (End of June) we're just going to move into the dang thing, and rent out our old house. Hell with 'em all. I ain't giving my house away either.
