Why a flat roof? Aren't you asking for drainage problems?
2 x 6 construction. Windows three sides, 18" off floor to 12" or so of ceiling. Crawl w rat slab. Drywall. Hardwood. AC. RFH, hydronic base, or scortched air, your choice. Flat roof built-up w Carlisle 75 mil EPDM, sloped. Either sloped via tapered polyiso, or entire platform sloped.

I am thinking the flat roof will leak, so why bother with all that expensive stuff that mongo is trying to sell you, pallet boards and visqueen, I can do the whole thing for under 80,000 thousand. Seriously, if anybody is going to help you figure out the estimate as piifffeennnn suggests, they are going to need many details, for that is where the money gets to really going, DETAILS. If you could figure out the house, this sunroom should be easy, let your fingers do the walking.

Hawkeye- I think you need to rephrase your question and repost it including as many details as you can think off. The geographic location of the house for windows and insulation. What quality of sunroom are you looking at: window costs, trim costs, heating/cooling desires, sitting room or plant room. Materials cost or labor?
