Uhg, time and material. I hate those words. I always seem to make only wages on those jobs, because, after all, even the best carpenter in the world should only make around $25 an hour. (A real quote.)

Hi Chief,I just noticed that I missed your question.I'm afraid I don't know of any specific source of T&M contracts. I know that David Gerstel's book "Running a Successful Construction Company" mentions them.I did a little googling, and didn't really come up with much. Here is one link I found with downloadable contracts. This Old House had the best article on remodeling that I can ever recall seeing. It was entitled , Winning at the Remodeling Game. Covered all aspects of billing and priceing from Silva and the other contractors. I give copies to my clients, and it explains to them why I and Silva prefer T&M, but other options also. Works for me, but I do mostly small jobs. No I don't have the issue #, but it was 5 pages long. If interested call TOH.

I'm stuck in the world of T&M. I bill at $35, and upcharge my materials at 6%.
Gotta get out of this rut,, but I'm gettting such small jobs?

On small jobs, handyman, punch list stuff, I feel that's the only way you can bill. Raise your hourly rate to $40 per hr. That's an additional $40.00 per day and $200 per wk, based on 8 hr. days. Large jobs you can price out if you KNOW what your doing and do your homework before quoting a price.
recently changed our T&M rate to $60
and keep the (Matls & Subs x 1.25 )
