My original pine T&G porch installed in 1981 is in need of replacement. I got a very good deal on some untreated Kiln dried 1”x4” T&G Pine porch flooring. I’ve spent a few days researching the best ways to prepare the wood and I’m still not confident in the best path forward. This porch will be covered but the end grain will get exposure to rain in windy conditions. The porch has not been installed yet as I understand it’s best to prepare the wood prior to install. Also, my wife wants the porch stained vs. painted although I might be able to convince her otherwise if there’s a compelling reason. Some of the things I’m confused about are Primer vs. Preservative vs. Sealer. Also, CPES for the end grain vs. using a Primer/Sealer. What about Oil vs. Water based products? Should I use latex caulk in between the T&G boards as I’m installing? I would appreciate any and all advice.
