   Is the substrate in good shape? Any problems with wind driven rain?

   If no to those questions, 2 coats of 100% Acrylic will provide more than adequate protection. You might also check into SW's Duration

   I'd recommend a good washdown, a prime coat, if needed, and two coats of premium 100% acrylic. I would also backroll all three coats.

   Check with your local real paint dealer for the system they recommend. If you are having any the problems mentioned above check with your paint dealer regarding the elastomerics.

   I guess I was assuming it's going to be sprayed. We spray it and use a paint roller The spray gets the material onto the surface faster and backrolling spreads it out evenly and works it into the rough surface much better than spray only

   That makes sense. What do you do when you have to re-paint stucco that's flaking? obviously you can't scrape it, and at least in this case power washing isn't an option because the stucco is up high.

   Are you talking cement based stucco? How widespread is the peeling? Have you located the cause? Is there any chalking where it's peeling? Is the paint peeling or is the stucco deteriorating?

   On cement based stucco, If I can't pressure wash it, (just how hi is it?) or wire brush it, I might consider bringing in a sandblasting pro. I would also consider bringing in a stucco pro for a consult, depending on the size of the problem

   It is cement-based stucco. Here's a far away picture (all I've got right now). I would think the wood might get in the way of pressure washing but I have no experience with this. I am also no stucco pro but it appears the paint has just lost adhesion, and that the stucco underneath is sound. It's not bad enough to be seen from the ground (I was hired to paint wood trim only) but up close I can tell the paint is failing. I'll try to snap a closeup.
