Looking for a bit of feedback on Wall assembly.
Doing a self GC job – and noticed that there’s so much contradiction on what a good wall assembly is: Vapor / Air / Cost all being the subject. I want to make sure the house is quiet – As we have a neighbor near us who likes to run his chainsaw often. I also want to make sure I dont have any issues with my blower door test. With a zip exterior, and taped/rolled I feel pretty good – but dont want to work backwards if we have any failures.
My home is :
7/16’s ZIP – 2×6 for exterior wall –
Roof is 1/2 ZIP (Brown) with tar paper, and HD Shingle –
For exterior walls – I was proposed a standard flash & Batt – 1.5-2″ of Closed Cell with batts – I opted for Rockwool batts for fire/sound. R-30.
For Garage exterior wall – I was proposed Batts to R-21.
For Garage shared wall – Flash & Batt – Same as above – R30.
For garage ceiling – proposed Open Cell 8″ – R-30
Basement Ceiling – Rockwool – due to fire risk – R-30.
For Vaulted ceiling which has roof directly above – I was proposed full closed cell foam. R-56 and R-60 (2×10 and 2×12)
For section of roof that has low clearance ( above an in-law) I was proposed batts to R-60
This would run around 32k
Batts only ( Fiberglass ) is around 20k.
Full Spray foam ( roof as well ) is $40k.
I want to make sure the foam is going to cause premature failure of the ZIP/Joists. One of the other contractors I had quote said that open cell in a garage ceiling will cause moisture issues – but I assume if we have the garage ceiling drywalled & painted with some type of vapor / Latex paint I should be good, right?

How much to just install Rockwool batts in the exterior walls and skip the flash.
I would never do open cell anywhere. I would just price doing R-60 blown cellulose above the garage and in any attic space that it will fit.
