I am a contractor (remodelling and additions) in California. I have been looking for articles to help me to understand the legal requirements for providing warranties. They all have one thing in common, they confuse me. Could somebody explain in simplified terms what a contract should include and what I should warrant. What would be the minimum requirements and what would anyone suggest adding to that.
Just as important, what clause(s) should I include to make it clear as to what I don’t warrant?

Your answer is probably is best found with a local builders association or attorney that specializes in construction contracts. Here in Texas, the State has mandated warrantees for most aspects of home construction and your contract language cannot preempt said warrantees.
It is a contractual matter and I believe understanding your state contract laws is a important part of your business. I would spend the money on an attorney now so you do not have to do it later.
