Its been three years and two-months (IIRC) since a hurricane came through Atlanta and started my water infiltration problem. Too over two years before I could actually get someone to rip out and replace the metal roof over the bay window. Prior to that job, I was getting water on both sides of the brick coming into the bay window area of my wife’s den.
Some of you may recall the problem dropped the ceiling. With the new metal room, which is properly counter/flashed into the brick, I am only getting water on the back side of the brick, and I know its at least coming from the bedroom windows directly above the den. Also, there is still question as to wether or not the supposed-repaired cornice return at the roofline above is part of the continued problem, or just the bedroom windows.
Late last Summer I started above the metal bay window roof with more water testing. From the ground outside, I used a garden hose to strike the lower-panes of the upstairs bedroom windows, and in turn water got into the den, only on the back side. I am not sure if the installation of that new metal roof may have created a new problem or aggravated and original problem, but it needs to be addressed before I can water-test higher up the exterior wall (i.e. cornice return).
So, I am still looking for someone that can come out and attempt to address this aspect of the water infiltration problem. I am not confident with the terminology. I suppose there are pieces of wood for trimming around where the window unit meets the brick, and then the components of the window itself failing and letting water in. Just last week we had a good rain and the three 8-gallon buckets got water in them.
I did individually test the two bedroom windows, and both somehow provided a path for water to get in and behind the brick. Anyone around the 30519 Buford, GA area that is a carpenter with mucho experience in solving these kinds of problems?
