I inspected a house today with moisture problems. The installed TJIs are visually wet, see attached photo. Do wet TJIs need to be replaced? These appear to have been wet for an extended period of time.

If they aren't delaminating and you can solve the moisture problem my guess is that they should be fine.
But to be sure, I'd try to contact the manufacturer and see if they'd send someone out to look at them.
Maaybe my eyes decieve me, but I'm sure I saw swelling of center webs and delam stating in some bottom chord material

I don't see anything obvious. Either your eyes are decieving you or I need new glasses.A better picture (or MORE pictures) wouldn't hurt..

Without that picture, I would have said ask the manufacturer.
But that leaves no doubt there is more than wet happened to them! They've already been damaged and compromised by growth of miro-organisms. I'm betting there is no roof since some builder went under and the bank got stuck. This is one where five gallons and a match would do the place a lot of good, I guess.

The home is complete and under roof. Drywall is wet and moldy. The hardwood floors are buckled. It appears the TJI and subfloor are warped, which would lead me to believe they can't be saved. I suspect this home is a tear down.

If the home is complete, how the heck could the drywall be wet? Diid they sheetrock before the roofing and siding were on, or windows installed?

Maybe it was like the vacant $1.9 million house for sale up the road from me which got broken into for the appliances and had a fridge with ice maker...
Hard to believe ain't it, Joe?But I have heard plenty of stories of folks losing to the banks repo man, and doing all they can to violate a house. Maybe they broke off all the faucets at they drove away from their dream.

Hmmmm well this is odd... Do we know what kind of vapor barrier the house has? Did it perchance get rained on and then enclosed? It dont look very positive, but I'd have to see more to know if it was a tear down or just a major repair
Nothing in my experience has ever showed me something like that with just moisture. That was WET from water

The band looks spray foamed, and the foundation looks poured. No insulation under the floor, or basement/crawl walls.Worked on a new house where a neighboring GC came in, turned on the water main cutoff, and used a hose bib to get water to his house. Cut off was the u shaped affair in a 1st floor hall closet. Monday, we came in and water poured out the front door. Neighbor had forgotten to turn off water at the cutoff. A bad solder job, the whole top of the cutoff blew off... it was pretty wet underneath LOLhttp://www.tvwsolar.com
