Average 1800-2400sqft homes...selling for say $150-190,000
2 1/2 baths...
high end vinyl siding with a little brick or stone...
HVAC... low prices of $2500-4500 hotairgas to $12,000 (8-15,000)hotwateroil
Electric... $5-8000 or so for all?
plumbing $7-12000 for all?
*AJ, why would you not want to call them and get the number? If you have a print in hand, let them bid it off the print. I think your numbers are good for a gestimate, some of the ranges are pretty wild....but so are some customers 'wants'.
*aj.. the prices move with the economy.. the only way i price is by quote from my subs....when i don't , i get burned
*I pay them what they want to do the job. I'd like to believe they are charging a fair rate for their expertise. Don't you like your customers to pay you what you want and believe you are charging a fair rate for YOUR expertise?I always get a subs price before I include whatever in my estimates. Got caught on the short end of the stick JUST ONCE when I thought I knew what the plumber would charge.
*Builders that build affordable homes...and build say more than 50 a year... set the price here... not the sub. and they set the quality. and the terms... and the schedule.Smaller custom builders... like 1-5 homes... get good subs.. that price reasonably... to do challenging work... with change orders by the hour... handled graciously.. billed promptly and executed promptly. The subs set the price.. and give prices to GC. But they only give ballpark... never give actual till work is done. None of them sign firm bid contracts. IE.. Electrician...Gets so much an outlet... Works for week... submits invoice... 28 receptacles placed white decor... L&M $45 each = $1260.00 Due following Wednesday... and he then makes payroll which goes out thurs.near the stream,aj
*AJ-I'm north of you 1 hr and your prices on the high end of the range are about right. Our houses are 250k and up so the prices don't include the fancy extras. We usually have to work with fixture allowances so it is hard to get a very accurate number from our subs. We check their bids with recent jobs and pad them up if necessary. This allows us to pay them regardless of what pops up in the course of the job. It doesn't work in a competitive situation but we only do a competitive bid every couple of years.
