I’ve been devirginized!
My first whole house remodel. Demo and framing take 1.
The only parts stayin intact are the first floor floor and walls mines the back wall.
After removing some trees in the front of the house with the F150 we rebuilt the front and side ext. walls. Windows and doors were all moving so we knocked off the celotex, framed the new openings and resheeted the walls.

After taking down the chimney it was time to demo the roof. I called upon some hard workin friends to help out on a saturday. $200 a day with piza and pop. Had 5 so no time to take pics.
After the ranch roof was off we straightened the ext walls(all interior walls are gone) and started the 2F floor. The 2F stops 12' short of the back wall to create the loft.
The last picture is what happens when you let a painter use a circ saw.
Cept for the sidewinder, everything looks good so far.

So After the 2F deck was down we ran a plate to sit the rafters on.
One side was a 13/12 and the other was a 12/12 so these gables were dam tall. Plans called for a 4 ply 1 3/4"x18" LVL Ridge on the back 27' and 2 ply 14 "on the front 15'. To make things easy I ordered 2 18" x 42' LVL's to span the entire thing with 2 28' footers lagged on each side of the back to make the 4 ply.
We built/braced the front gable plumb and framed/brace the back gable so it leaned out 1 1/2" so when we flew in the ridge it would slide real nice into the slot. I thought about walking the ridge up a ladder on my shoulder but nobody was strong enough to get the other end so I had to pay for a crane. Not bad tho crane guy only charged me $150 instead of the minimum 4 hrs.
Built one heck of a scaffold front to back to walk on so we wuldnt have any slow down when setting rafters.
So after we got the ridge set it was time to set the valleys,build the side gable and frame the other side that will attach to the garge roof.
Nothin but numbers and the valleys ended up being off my mark by 1/2". Pretty sure my front gable is out 1/2". My plumb bob failed me. Either way 2 - 11 7/8 LVL for each valley actually made setting them nice and easy.
Once we hade the valleys and gables up it was time to start filling in. We had everythng precut and labeled so it went really smooth.

I definately do this for a living. I startedd framing 12 yrs ago remodeling for the last 5.

First time for me to remodel and entire house on my own. Bathrooms, kitchens media rooms, basements but never a whole house other than mine.
Its kinda fun. I have much more respect for those who run 2 or more large jobs at the same time. Things can turn chaotic quickly. I will say tho, I got the Apple I phone and that thing runs my company. Without that I'd still be looking for slips of paper strewn about the truck.

Its pretty fun listening to the guys discuss different theories about how a roof should be torn off prior to actually having ever torn one off.
If you're wondering where all the rafters went in the new section these photos arent exactly in chronological order. Most of time its me and a helper. For the big demo I recruited friends for a saturday of fun. For the main roof we recruited two of the Vandalay Contruction boys to help us Vandalay this baby too sleep.
the way you talk about using friends to help out I take it this is your house? your design? did you live here before you started this? I do this for a living as well and it's way more challenging do this than new builds but it's all fun.I did basically the same thing to my house 10 years ago but didn't have a digital camera just a throw away that i've never scanned into anything.if you weren't so far away i'd be there for my pizza and pop on saturdays! :)

This is what I get for all the free labor my dad gave me when redoing my house.
I do have some great friends tho, always willing to work saturdays for extra cash.
I actually think this is my dads way of telling me he wants to be a part of a family business.
He built a business for many years and when it came time to put up or shut up, we(the family) didnt give him the support he needed to make the jump to a full time samll business owner. I think his decision to stay in the ""security" of the corporate world haunts him to this day.
He did what he thought was best for the family and I love him for it.
I vote to let him in to the business. And don't pull the 'everyone starts at the bottom' ####. He'll be a great help and live much longer. Plus who doesn't want this kind of 'believer' around more!!!
Thats cool my dad has worked for me for over ten years now. he's the best employee i've got listens well and all that but my mom now thats a differant story I also own a small store and she works there we clash quite often because she thinks since shes the mom she's my boss regardless and my dad has tried unsuccessfully to tell her otherwise. oh well.

Back in November it was still nice out. Then all of a sudden as soon as we took the garage roof off the weather took a permanent turn for the worse. A couple days after those pics were taken we had about 6" of snow on the deck.We filled in and sheeted the main the following mon, tues and wed. Stayed late on wed and felted till about 8pm. It's interesting putting felt down on a 13/12 in the dark, but we got it done. Woke up the next morning to a white out.The roofers put the roof on in late January. Their last day it was 1 F with -13 wind chill!

Built new garage ceiling (2F floor). Actually during the demo of the old garage ceiling I took a pretty bad spill. While cutting the old CJ's out, I was standing on a wall, crouched down cutting w one hand holding on to the cutoff of the previous cj with the other, still nailed in...or so I thought. Cut thru the CJ ad the weight of the saw shifted my weight with it, no prob Im holding on w the other hand, well I go to pull to balance myself and the board comes right off. Never nailed.
Down I go head first 8ft. Out for about 1 min, moaning for about 5. Get up completely spaced out for about 10 and my guy takes me to the hospital. Severe concussion. Cant see straight for three days. A might bit scary. Not to mention the achor bolt that got me about 6 vertebrea up dead center. Needless to say I took the rest of the week off.
Then we built another scaffold and set rafters. A Vandalay bro showed up and helped us sheet.

Lookin good man. I love steep cut up roofs. Before I opened the picture of your best work I thought to my self thats got to be a picture of his kids. :) they are a blessing.you have the greatest oppurtunity there to make a differance . carry on.

You would think. Unfortunately we are dealing with a very strict inspecor who keeps sending our prints back to us to revise, going on 2 1/2 weeks now. Who knew you needed to submit a separate sheet with the specs of every LVL used on the job?Hopefully when we resubmit on Monday we will pass and get inspection on tuesday with insuators starting on Thursday. That's best case scenario. Fingers are crossed.

so you are this far along and no approval on the prints? wow! i'd say thats partof the prob ,maybe on getting them approved? he's showing his power?
Hes actually being very cordial. We had a set approved for an "alteration" by the previous inspector but when the new guy came out he deemed us to be redoing more than 50% of the house which means we need a " new construction" permit.
That is where the delays begin. Next is the classic case of having an architect friend do it on the side for cheaper, which they've probably spent double than if they had an archy do it to begin with.. Turns out he's not an architect but a designer. Then is my lack of experience to see these errors, or any other omissions. As usual getting the work done is the easiiest part.
I guess the good thing I'm learning about parts of the code book that I'd never seen/heard of before.
How about this. Ice and water shield has to extend up the roof to at least 24" beyond the inside of the exterior wall.
So every house that has a 1' overhang wourld need two rows of ice and water. I've never seen two rows put down but it all makes complete sense. If you have a 2'OH and you put 1 row of i&w what good does that do when the snow melt is going to refreeze as soon as it hits the cold OH about 3' up the roof diagonally where the i&w should be but stops.
Heres a good example.
Initial prints say R30 in the first floor floor.
Initial Resheck says R21 in the first floor floor. ResCheck passes by 10%.
Inspector questions how in the world Im going to put an R21 in the floor, that hes never heard of such a thing.
I tell him it will be R30 batt insulation and that its better than the passing R21 the ResCheck calls for. He says no deal, either rewrite the ResCheck or the Print.
Ugh.
To get the plumbing permit I had the plumber draw an isometric of the DWV lines and the sizes of each. Submit to city, get the permit.
Resubmit the new blueprints, he sends them back saying there is no plumbing iso. I say your office has one, make copies. Nope, gotta make my own and resubmit.

It makes sense, but very few BI require it, just the one row with 12" overhang.
I agree. Never seen it enforced. Not sure for everyone else but last year Ohio switched to where the whole state was governed by the 2006 Residential Building Code. I am of the understanding that this particular BI is a little tough but nowthat the rules are even for everybody, I would expect more stringent enforcement of the code throughout the state.To this BI's credit he labeled every problem with the section and number of the Code book where it doesn't pass.
My FIL is my right hand man. Couldn't survive without him. He's ready to leave in the morning whenever I am. (we live in the same house) As trustworthy as they come, works as late as we need to. He's a retired cop, happy to be a helper, always there to hold the other end of the board and when I set him up on a task, will see it through no matter how tedious. I can give him things to do that would drive me nuts w/ repitition, and he just plugs away. between the two of us, we can often accomplish about what I've seen other three man crews do in a day, and because finish work is where my talents lie the quality is top notch. Even with the occasional familial difficulties, I can't dream of a better employee or partner.If your dad wants to join in, you may be suprised how well it works out. hey ott got any cool projects going?
I'm in the middle of a kitchen remodel at the moment. We gutted the area, moved a 1/2 bath, took down a couple of walls, installed a triple LVL, insulated, replumbed and rewired, changed the entry points of the room, and made both entrances into archways. I just finished the drywall and floor repair last week and sanded the floor this last weekend. I just now finished the first coat on the floor and am starting on the cabinets in the mean time.I'll try to post some pics of the progress this evening. It's going to be quite a kitchen when it's finished. Ott
