I have a wrap around porch that is due for an upgrade. At one point the previous homeowners put down plywood painted with some sort of slip resistant granulated paint and it looks pretty bad. Even worse it was installed over framing that is 24” on center and parts of the plywood have sagged and collect water and have started to rot (most of the porch is covered but bad gutters + splash-back have been depositing water onto certain sections).
Most of the porch is covered but there are 2 sections (230 sq ft total) that are uncovered. There is also one section that is screened-in, one section that is above a walkout basement where I’d like to put a sitting area, and one section that is above a shed that houses pool mechanicals (there is a porch roof covering the walkout and pool mechanicals sections)
My question is what do I do for flooring? I like the look of T&G as I think it would fit with the home’s architecture (New England shingle style) but I am wondering if that will just invite more water issues, especially for the uncovered portions. I think decking could be OK but am not sure if the porch roof would be sufficient protection for the walkout and shed section (doesn’t need to be 100% dry but don’t want water gushing down in those areas).
Lastly, when thinking about materials budget is a definite concern. Total area of the porch is approx 1150 sq ft. Would love to keep the sq ft price under $30 installed (maybe not realistic) while not totally compromising the look.
