We bought a disaster of a house, which had been partially renovated, but partially gutted as well. We restored the room completely,with new oak floors, Thomasville cabinets, granite counters and stainless appliances.
Keeping HVAC systems within the conditioned enclosure can be tough without a basement; one option is to use plenum trusses for the roof, which offer a space for equipment and ductwork.
