Hawke Addition
Our goal with this addition was to bring the property up to its highest & best evolution, while maintaining the cottage charm. The final product is a 3 bedroom, 2 bath house in scale with the neighborhood. The design brings modern amenities and a contemporary layout & function to the home. The master suite will have natural lighting on all 4 sides with a vaulted ceiling, large walk in closet and a tricked out steam shower with body sprays. The interior walls will stop at 8′ allowing the natural light to wash across the high ceilings while keeping the room scale in proportion to the original house.
Details
Foundation is pier & beam to match the (E) house. We formed and poured the new beam, framed the addition over the existing bedroom. Installed the windows & roof to dry the space in and then demo’d out the old plaster walls, ceiling and framing of the original bedroom. It looked pretty strange for a while but we managed to pull it off in 3 weeks while receiving over 5″ of rain.
The walls are framed with 2 x 6″s. This will increase the amount of insulation in the walls for comfort and energy savings.
The siding is “cement board” siding to match the original pine. When painted this will provide a low maintenance, highly durable finish.
Roof is 12″ TJI’s . Again this will give more area to be insulated and allow for venting & wires to be easily run. The trusses eliminate any load bearing interior walls and keep the open format.
Foam insulation will be used for its ability to insulate both temperature and sound. The walls will be R27 and the roof/ceiling will be R40. Both of these levels far exceed the local codes and energy requirements. We also stripped the old siding off the remaining South wall, foamed, sheathed, housewrapped and cement sided that as well. This took a huge thermal load off our a/c system
Roof is 26g metal. This is a very energy efficient material reflecting nearly 70% of the suns rays, while being highly hail and fire resistant. The day we installed the roof the temp in the room felt like it dropped 15* in 2 hours. The roof reflects that much heat!
The windows and glass door are Anderson A100 series, insulated glass. These are energy star rated, top performing windows.
The bathroom has a 6′ custom double vanity. The self contained shower unit has 24 body sprays, rain shower head, hand held spray and a steam function, lights, venting and music. The floors of the bathroom & closet are cork, a sustainable and highly durable material.
The room has painted 5/8″ sheetrock ceilings and walls, hardwood floors with hardware & fixtures to match the original house. We have re-used many of the existing materials in both traditional; and nontraditional ways.
I have been in the building industry for over 30 years. This is my first addition to my own home. I now have much more empathy for my clients.
