Our mission was to develop and restore a derelict home in a historic district of St. Louis to its former beauty while incorporating modern lifestyle requirements of new home buyers at an affordable price.
Our team converted and sold a long vacant Two Family, Circa 1903 (one year before the Worlds Fair) Home in St Louis’s award winning Shaw Neighborhood (voted “Best place to live 2010” by River Front Times, and mentioned in the NY Times) to a single family home. We removed all old plaster and lathe down to studs, framed and insulated all exterior walls, and roof. Restored the common areas (Living room, Dining room, Guest bedrooms), fabricated original front door system ( it was missing and metal six panels had been installed), installed new historically accurate windows, locally fabricated three piece base and casing trim per Missouri/St. Louis Historic Guidelines. Opened up the rear third of home, both stories, by installing new joists, subfloor and LVLs to provide an open floor plans in kitchen/family room and master bedroom suite areas. Removed and rebuilt entire rear brick wall of home. Modernized kitchen and bathrooms, while incorporating historic claw foot tub. Build new two car “Garage Port” in rear. Installed all new MEP systems, PEX plumbing, high efficiency HVAC with zoned mechanical dampers. Replaced sewer, and water service from home to main lines. Built “Soulard Style” decks and railing off kitchen and master bedroom. Custom “Painted Lady” doors, windows, and front cornice, corbels. Custom interior paint and upscale lighting throughout.
