We fit a 16″ by 22″ tiny-ish house where our garage was. It gets good rent ROI, was relatively cheap to build to full rental code, and is super insulated, green, and solar minded.

Before, our house on left. We're on a 55' by 95' lot 1/2 mile from downtown Brattleboro in a residential neighborhood.

We used 2x6 advanced framing, no wall sheathing, 12" roof joists, cellulose and a 1.5" pink board envelope. All pine construction, barn board outside and even pine floors. Most windows on south (this photo is North wall).

Inside, done. Ceiling is metal roof from the old garage. Kitchen is from the local renew salvage yard.
