Our clients had invested in a beautiful site-11 rolling acres alongside a pristine creek with forest all around. The fly in the ointment was a drab early-80s ranch house perched on the home site.
They had imagined the house might need to be razed, but early budget discussions encouraged us to consider keeping it. Though long neglected, it was built like a tank, so we began sketching ways of transforming the sad brown ranch into the modern farmhouse that our clients had envisioned.
Working entirely on the existing foundation and strategically using the existing main floor plan wherever possible, we reduced the construction costs by 35% to 40%, saving the client roughly $200,000. In the end, the transformation was absolute-the clients had their modern farmhouse on the perfect site, owing largely to the contributions of the little brown ranch.
