This 1906 gem in the Capitol Hill neighborhood of Seattle underwent a whole house remodel to showcase the excellent bones and rich character of this historic home. The original home was dark, with low ceilings, poor storage and poorly functioning layout in the kitchen and bathroom. This remodel celebrates the era of the home while layering in a modern aesthetic to reflect the client’s vision and lifestyle. We stayed within the home’s existing footprint but reconfigured interior walls and added custom cabinets and custom designed furniture to improve the flow and function of each room and their connection to each other. Furred down ceiling from the 1970s were removed to reveal an additional 14″ of height in each room. The existing red oak floors were reused and restained with a water based finish. Water based low and no VOC finishes were used on the cabinets, walls and ceilings. The original 1906 interior doors and hardware were reused in place as well as in new locations throughout the house. The door hardware was lovingly restored to improve its function and showcase the delicate design and excellent turn of the century craft. Fixtures were selected to meet LEED standards for water efficiency. A custom designed mural by MAKE Design Studio in the kitchen was painted by a local artist and provides a patterned backdrop in the kitchen. Calendar decals make the task of planning fun and engaging. Wall to wall carpeting was eliminated in favor of area rugs to improve indoor air quality. No added urea formaldehyde plywood custom cabinets were used throughout. Lighting was sourced from local shops including Schoolhouse Electric in Portland, OR. A new 95% efficient gas furnace was installed with new ducting. Right lighting strategies were employed to keep the light where you need it and eliminate extraneous fixtures.
