Design and Construction Challenges: 1. Remove an existing load-bearing wall between the kitchen and dining room to create the new open kitchen space. 2. Remove the existing radiator to create an opening for the new French doors and create a new heat source for the kitchen 3. Move the existing kitchen venting to an exterior wall to allow an in-house grilling capability Top priorities and how they were met: 1. Create an open and enlarged kitchen to entertain guests by removing a wall between the kitchen and dining rooms. After architectural renderings were drawn and required building permits were filed, the wall was replaced with three large engineered beams to support the weight of the bedrooms upstairs. This was achieved by installing 2 temporary supports on both sides of the wall that needed to be removed. After the 3 new beams were installed, the temporary supports were removed to create the new open space. 2. Bring more light into the kitchen which relied on only a window for light. A French door was added to bring light into the kitchen. An existing radiator had to be removed to create an opening for the new French doors. New water lines and a new circulator were installed to feed a new hot water kick heater to serve as the replacement heat source 3. Allow outside grilling inside the house. In order for the owner to grill indoors, the stove needed to be relocated to an exterior wall. A hole was cut to the outside and the ductwork for the exhaust was installed. An exhaust grilling feature was installed to allow smoke and heat to be efficiently and safely vented out of the kitchen. In summary, the kitchen is spacious, full of light and warmth and satisfied all of the homeowner’s expectations!
