The 2BL project is part of a six-home block once known as Beech Tree Terrace, located in Bronxville, New York. The complex celebrated its 100-year anniversary in 2015. 2BL is an end-unit with front and rear yards, and is the most prominent in the block, as it is located on an elevated ground with 180° views and a front façade with a sun porch. 2BL has undergone a substantial restoration and preservation effort that was executed in two phases.
The first phase involved extraordinary repairs, refurbishing, and restoration; new copper gutters and roof features; the original Vermont green slate roof was repaired using identical stone material; the perimeter building envelope walls were renovated with blown-in insulation for energy efficiency; and the existing original wood windows were saved and refurbished as part of the interior woodwork to preserve the original details and their historical quality. New radiant heating, electrical, and plumbing systems were installed as the kitchen and bathrooms were upgraded, and new smart-home devices connected to the wireless network to allow for monitoring and programming of indoor environmental comfort.
The second phase of the restoration project consisted in re-building the sun porch. The entire structure was re-constructed, expanding the footprint slightly towards the front garden, for better space utilization. The upper area of the sun-porch remained open, a new wood and steel railing was designed to be coherent with the historic facade. The lower level was enclosed for use as a library and home office space
