Travis Brungardt and Joe Cook of Catalyst Construction are building a custom midcentury modern–inspired home for a family of four that will serve occupants for generations to come by prioritizing comfort and efficiency.       If the concrete slab will serve as the finished flooring in a home, you need to seal the surface to keep it clean and looking great. At Fine Homebuilding House Kansas, pouring the slab was standard construction practice. We excavated, put in our drain tile, and then added about 4 in. of crushed gravel over it. Next, insulation was installed on top of the gravel to create a thermal break, with our vapor barrier and concrete to follow.

      Concrete sealer is needed to protect the slab—especially in high-traffic areas—in order to promote longevity, aesthetics, and a durable finish. For this application, we chose the DRYLOK® Natural Look Curing Membrane and Penetrating Sealer in a matte finish. While we are using it for concrete, UGL DRYLOK can also be used on terrazzo, brick, slate, and masonry applications.

      Before applying DRYLOK®, we needed to wait 30 days for the initial curing compound to dissipate. Once cured, the application is simple. First, make sure you’ll be applying the product when it’s at least 50°F outside and when you don’t have rain in the immediate forecast. To prep the surface, we swept and mopped the whole floor, let it dry, and came back the next morning to apply DRYLOK®.

      To apply the sealant, we used a brush-and-roller approach, just as you would if you were painting a wall. We brushed the perimeter and then rolled the whole field, but other tools such as a pump sprayer or squeegee can also be used to apply the product. After, we waited the recommended 3 hours before applying a second coat. We got about 400 sq. ft. per gal. for coverage, so make sure you have enough product on hand to do the job all in one shot.

      Because of the steps we are taking now, our homeowners are going to have a beautiful and durable floor for a long time to come.

        Travis- did you put anything down -board, plastic tarps etc-to protect the slab surface while you waited thirty days. Also, how long do you leave up the forms when your foundation walls were poured before stripping ?
